  1. These Terms & Conditions apply exclusively to Bin Hashim Heights, outlining the rights, obligations, and responsibilities of all prospective buyers and investors of commercial shops, office spaces, and residential Apartments.
  2. The allocation of flats, commercial shops, and office spaces shall be carried out strictly on a first-come, first-served basis, confirmed upon completion of required payments and formal agreement execution.
  3. Buyers must adhere to the agreed installment payment  Failure to comply may result in a late payment surcharge or cancellation of the unit. A 25% deduction will apply to refunds in case of voluntary surrender or cancellation, processed only after the unit has been successfully reallocated.
  4. The allottee shall not sell, transfer, or assign the unit before obtaining possession. Any such transfer requires written approval from Gulf Land Developers and Builders Pvt Ltd and full clearance of outstanding dues.
  5. The purchase price excludes charges for utility connections (electricity, gas), which will be separately assessed and demanded as per Gulf Land Developers and Builders Pvt Ltd
  6. Building maintenance and operational expenses will be governed under a separate maintenance contract and equitably distributed among all unit owners and tenants.
  7. The legal ownership and possession of the unit shall remain with Gulf Land Developers and Builders Pvt Ltd until full payment, including all additional charges (utilities, service fees, documentation costs), is made by the applicant.
  8. The Builder shall not be liable for any delay or failure in fulfilling obligations due to events beyond their control—such as natural disasters, pandemics, government actions, or material shortages—and no claims for compensation, penalties, or refunds shall arise from such delays.
  9. After possession is handed over, the Builder shall not be liable for any delay or shortfall in remaining services or damage to the building due to force majeure events, and no claims or liabilities shall arise from such circumstances.
  10. Allpayments must be made strictly in accordance with the designated unit type and size via bank draft or pay order, in favor of Gulf Land Developers and Builders (Pvt) Ltd.
  11. Installments must be paid by the 10th of each month. Late payments will incur a 1.5% monthly surcharge. Failure to pay three consecutive installments may result in cancellation of the allotment.
  1. All corner units, road-facing properties, and premium-located shops, offices, or flats are subject to an additional 10% premium on the base  This premium is mandatory, non- negotiable, and applies at the time of booking. Gulf land Developers and Builders Pvt Ltd. reserves the right to determine which units qualify as premium locations and to amend pricing policies at its sole discretion.
  2. In the event that any government authority issues directives requiring changes to the building structure or master plan of a Gulf land Developers and Builders Pvt project, such adjustments will be implemented as mandated. All allottees acknowledge and accept that these modifications are compulsory and beyond the control of the developer. Consequently, allottees waive any right to dispute, object to, or challenge the adjustments recommended or enforced by the relevant government authorities. Gulf land Developers and Builders Pvt Ltd. shall not be held responsible for any claims arising from such modifications.

I, the undersigned, hereby acknowledge that I have read, fully understood, and unequivocally accepted all the terms and conditions set forth herein. I agree to be bound by these terms and conditions without any reservation or limitation for all time. By affixing my signature below, I confirm my unconditional acceptance of all provisions contained within this agreement, and I acknowledge that this acceptance shall remain in force indefinitely. Furthermore, I affirm that I have entered into this agreement voluntarily and with full knowledge of its legal implications.
